I am behind on my house payments; do I qualify for a short sale?

Probably. With a short sale the bank agrees to take a loss on the loan. They need to evaluate your financial situation before they agree. In general, if you are behind and you owe more than the home is worth, we can explore a short sale. The requirements are that there is a demonstratable hardship and that you owe more than the home is worth.

I am NOT behind on my house payments, but I need to sell and my home is worth less than I owe, do I qualify for a short sale?

Maybe. Every lender has different requirements but a financial hardship is a requirement. We can discuss your situation further.

What is a short sale and how does it work?

A short sale is when you sell your home for less than what you owe on the mortgage. Your lender must approve the sale before it can close. With the right guidance, the process can feel much more manageable.

Why would I choose a short sale instead of foreclosure?

A short sale can be less impactful to your credit than a foreclosure, give you more control over the process, and help you move forward with less long‑term financial impact. In a foreclosure, you could be responsible for the amount that is normally forgiven in a short sale. While it is typical that most short sales result in all liens being satisfied, it is not guaranteed.

Can any real estate agent handle a short sale?

Short sales involve extra steps, bank negotiations, and strict timelines. Many agents don’t have experience with this level of complexity. Also there are more issues that can arise. Working with someone who specializes in short sales makes the process smoother, less stressful, and a higher chance of success.

Yes, we help buyers too. It doesn't matter if you are interested in a short sale or a traditional home. We will do whatever it takes to find you a home that you love within your budget.

How long does a short sale usually take?

Every lender is different, but most short sales take 60–120 days from when the offer is received to approval. The timeline depends on how quickly the bank reviews documents and responds and the strength of the buyers' offer. To expedite the process prompt document submission from the seller is encouraged.

Can I stay in my home during the short sale process?

Yes. Some lenders even offer a relocation credit to homeowners who reside in the home. Regardless of occupancy, a short sale is still an option.

Will the bank definitely approve my short sale?

Approval isn’t guaranteed. The bank reviews your financial hardship, the offer price, and the value of the home. Having an agent experienced in short sales increases your chances of approval.
